Tenant Fees / Requirements To Rent

To secure a property with Jeffrey Nicholas Ltd we will require a holding deposit equivalent to one weeks rent, which will be deductible from the total five weeks deposit required before the move in date and clearly shown on a Tenancy Statement issued to you prior to take-over/move-in. Before a tenancy Agreement is signed satisfactory references must be completed then the move in process can be finalised.

Any applicable fees that apply to a tenancy are shown below:

Holding Deposit

Equivalent to one weeks rent to secure the property.

References

Proof of ID, current address and any visa or immigration authorisation documents are required as well as the completion of our standard referencing form

Guarantor

Proof of ID, current address and any visa or immigration authorisation documents are required as well as the completion of our standard guarantor form and guarantor indemnity form.

Tenancy amendment

On authorisation from the Landlord it may be possible to amend the tenancy agreement in terms of a change of tenant for example.  Please note that this is entirely at the Landlord’s discretion and is charged at £50.00.

Professional cleaning

Cost dependent on property size
At the end of a tenancy the property should be returned in the same condition as when the tenant moved in, should a professional clean be required the tenant will be charged for this with the cost being made available prior to the clean.

Early Termination

Due to unforeseen circumstances the tenant may need to end their tenancy earlier than the break clause within the tenancy agreement allows. With the Landlord’s authorisation only we can advertise the property with the purpose of finding new tenants, all responsibilities and obligations contained within the tenancy agreement will still be borne by the tenant until the new tenancy commences.  A fee of £50.00 maybe charged.

Code of Practice

Jeffrey Nicholas Ltd is a member of TPO (The Property Ombudsman- www.tpos.co.uk), as a member we subscribe to the TPO Code of Practice for Residential Lettings Agents. All full deposits taken (5 weeks total) are passed to landlords who will register them in a government-back tenancy deposit scheme (TDS) within 30 days of receipt in accordance with The Housing Act 2004 (England & Wales). We do not hold deposit or client money.
